  • Why are one-time fees divided by the number of months?

    One-time costs are divided by the number of months you're staying, on both sides. A shorter stay makes the gap bigger: the fees don't shrink, your stay does.

    It's required whichever option you pick, at roughly the same cost, so including it would change every total by the same amount and tell you nothing. A protection plan or damage waiver is a different thing: a charge some operators add on top, and we don't.
  • Why is the broker fee listed at $0?

    Brokers can't charge tenants a fee in New York, so it's listed at $0. It's on the list because it was one of the largest fees in the market until recently, and plenty of people still budget for it. Application fees are capped at $20 in New York.
